Roofing Materials on Staten Island — What Has Failed and What Contractors Are Choosing Now

Roofing on Staten Island is harder than most homeowners expect. The borough sits at the southern end of New York City with Atlantic and harbor exposure on multiple sides, and the combination of salt air, coastal winds, and the freeze-thaw cycles that repeat through every New York winter puts more stress on roofing materials than most of the country sees.

Roofing has had to adjust dramatically. Contractors who have been working Staten Island roofs for decades have watched specific materials fail in predictable ways and have adjusted what they install as a result.

What Staten Island’s Climate Does to Roofs

Salt air is the most persistent environmental factor that can affect roofs in the area. Properties near the waterfront face constant exposure to corrosive salt particles that deteriorate metal flashing, drip edge, gutters, and fasteners faster than the same components would last in an inland environment, but even those nowhere near the water can have struggles.

Nor’easters produce the most dramatic damage to roofs. These are sustained high winds that lift shingles, separate flashing, and expose any weakness in the roofing system. The aftermath of a major storm on any block of Staten Island homes shows clearly which roofs were properly built and which weren’t.

Freeze-thaw cycling is also an issue in the area, and one that produces the most gradual and invisible damage. Water works its way under shingles or into small cracks in a flat roof membrane, freezes, expands, and forces the gap slightly wider. Every cycle extends the damage a little further. By the time an interior symptom appears, the problem above it has typically been developing for several winters.

Flat roofs face the additional challenge of ponding water — water that sits on the membrane after rain rather than draining off. Standing water accelerates deterioration in every flat roof system, and poor original drainage design is responsible for a significant share of flat roof failures across Staten Island’s commercial properties and row homes.

What Got Installed — and What Failed

Three-tab asphalt shingles were the default residential roofing material across the country through most of the twentieth century, and Staten Island was no different. They’re affordable and straightforward to install. Most three-tab products carry wind ratings of 60 to 70 mph, which is not bad at all for most of the country.

But it is below what a serious nor’easter routinely produces.

Salt air accelerated granule loss, which stripped UV protection from the underlying asphalt. Once the granules went, the shingles followed quickly.

The pattern repeated across the borough for decades. A roof installed in the 1970s with three-tab shingles would show wind damage by the late 1980s, require ongoing repairs through the 1990s, and need full replacement by the early 2000s. Many of those replacements went back to three-tab shingles, and the cycle repeated.

Modified bitumen became the dominant flat roofing material on Staten Island commercial properties and row homes through the 1980s and 1990s. The material itself performs reasonably well. What contractors found over time was that performance depended almost entirely on installation quality. Seams that weren’t fully fused, membrane laid over deteriorated decking, and drainage that wasn’t corrected before the new membrane went down all produced early failures — sometimes within five to ten years of installation.

EPDM rubber roofing followed a similar pattern. The membrane holds up well in this climate. The failures concentrated at seams and penetrations — the places where two pieces of membrane join, or where the membrane wraps around a pipe or vent. Salt air degraded some adhesive products faster than installers anticipated, and seam bonds on EPDM installations from the late 1990s began failing well ahead of the material’s expected lifespan.

Simulated slate products grew in popularity on higher-end Staten Island homes through the 1990s and early 2000s. Early versions of these products developed cracking from the borough’s temperature extremes and had flashing integration problems that created leak paths. The products have improved since then, but their early performance on Staten Island created lasting skepticism among contractors who worked through those failures.

What Contractors Are Choosing Now

The shift away from three-tab shingles toward architectural shingles is the most significant change in residential roofing practice on Staten Island over the past two decades. Architectural shingles — also called dimensional or laminated shingles — are a multi-layer product substantially heavier and thicker than three-tab. Most carry wind ratings of 110 to 130 mph, and premium products reach 150 mph. Granule coverage is more consistent and more durable, which slows the UV and salt-air degradation that shortened three-tab lifespans on Staten Island properties.

The Installation Details That Determine Performance

Material selection accounts for part of the outcome on any Staten Island roof. The installation details account for the rest — and the details are where most premature failures originate. The specific practices that separate a roof built to last from one that develops problems ahead of schedule include:

  • Ice and Water Shield — A self-adhering waterproof membrane installed at the eaves and valleys before underlayment and shingles go down. Ice dams form at the eaves, and valleys concentrate water flow — both locations where standard underlayment leaves the roof deck exposed if the surface material above fails. Ice and water shield closes that gap.
  • Synthetic Underlayment — Traditional felt paper tears under high wind and absorbs water when shingles fail. On Staten Island, where a nor’easter can strip shingles from a roof section and leave the underlayment as the only water barrier for hours, synthetic underlayment’s superior tear and moisture resistance is the relevant difference.
  • Proper Attic Ventilation — An underventilated attic traps heat in summer and warm moist air in winter. Summer heat accelerates shingle degradation from below. Winter moisture produces condensation that damages roof decking and insulation. Warm attic air in winter also contributes directly to ice dam formation by melting the underside of snow on the roof while the cold eaves refreeze it.
  • Correct Flashing Integration — Failed or improperly installed flashing around chimneys, vents, skylights, and roof edges is the leading cause of roof leaks on Staten Island homes. Properly integrated, correctly sealed flashing outlasts the surface material around it. Flashing that was cut short, improperly lapped, or sealed with the wrong material fails in years.
